From Offer to Keys: A Simple Guide to Buying a Home

You’ve found the one—your dream home. Now what?



The steps between making an offer and actually holding the keys can feel like a whirlwind. But don’t worry! Here’s a clear, step-by-step timeline to help you understand what happens next.

📝 Step 1: Make an Offer

Your agent will help you craft a strong offer based on current market trends, your budget, and the home’s value. The offer includes your price, desired move-in date, and any conditions (like needing an inspection).

What if the seller counters?

That’s normal! You can accept, reject, or negotiate further.

Step 2: Offer Accepted – You're Under Contract!

Once your offer is accepted, the home is “under contract.” This is when the real work begins behind the scenes.

🔍 Step 3: Home Inspection

Usually done within the first 5–10 days, a home inspection checks for structural or safety issues. If major problems are found, you can request repairs or negotiate a credit.

Pro Tip: Always get an inspection—even with newer homes.

💰 Step 4: Appraisal

Your lender needs to confirm the home is worth what you’re paying. A third-party appraiser will assess the property. If the appraisal is low, you may renegotiate the price or pay the difference.

🏦 Step 5: Finalize Financing

Submit all required documents to your lender (pay stubs, bank statements, etc.). The loan goes through underwriting, where your financials are reviewed for final approval.

Heads up: Don’t open new credit cards or make large purchases, as it could delay or cancel your approval.

Right before closing, you’ll do one last walkthrough of the home. This is to make sure everything is as expected and any repairs have been completed.

You’ll sign a stack of documents, pay closing costs, and the loan will officially fund. Once recorded, you get the keys, and the home is officially yours!
