Most Sellers Think They Have More Time Than They Do

One of the biggest misconceptions I encounter is that sellers have plenty of time after their home hits the market.

Time to test the price.

Time to see what happens.

Time to wait for the right buyer.

What I've learned is that buyers begin forming opinions almost immediately. By the time a seller decides it's time to make adjustments, the market has often already made its first impression.

That's why the first few weeks matter so much.


Buyers Don't Just Look at Homes. They Compare Them.

Every new listing enters a competitive environment.

Buyers aren't evaluating your home on its own. They're comparing it to every other property they've saved, toured, or considered.

When a home is priced and positioned well from the start, buyers are more likely to act with confidence.

When uncertainty exists, whether it's price, presentation, or perceived value, buyers usually keep looking.

The longer they wait, the more choices they have.


Why Momentum Matters

I've seen many listings begin with strong activity.

Showings are scheduled.

Online views increase.

Buyers are interested.

Then the seller decides to wait before making any changes.

As the weeks pass, buyer conversations begin to shift.

Instead of asking whether they should make an offer, they're asking why the home is still available.

That change in perception can influence negotiations more than many sellers realize.

One phrase I often share with clients is this:

"The first 30 days are when buyers compete for your house. After that, your house starts competing for buyers."


The Market Rewards Confidence

This isn't just about real estate.

It's about human behavior.

People naturally pay attention to what's new.

As time passes, curiosity fades and questions begin.

The home hasn't changed.

The neighborhood hasn't changed.

But buyer perception has.

And perception influences value.

That's why pricing isn't simply about reaching the highest number.

It's about creating enough confidence for buyers to take the next step.


A Better Strategy

One of the most expensive mistakes a seller can make is assuming that a higher list price always leads to a higher sale price.

Sometimes the opposite is true.

I've seen sellers chase an extra $20,000 at the beginning of the listing, only to give back far more through price reductions, concessions, and lost negotiating leverage later.

The market rewards momentum.

It rarely rewards hesitation.

The market usually doesn't decide what your home is worth after sixty days.

It begins making that decision during the first few weeks.

That's why my focus isn't simply on getting a home listed.

It's on making sure the property is positioned to capture buyer confidence while attention is at its highest.

Because once that opportunity passes, rebuilding momentum becomes much more difficult.
